High Lane Estate regeneration moves one step closer

The £100m regeneration of the High Lane Estate in Hanwell, West Ealing, has reached a milestone with Ealing Council signing the development agreement to move the project into the next stage.

John Rowan and Partners has been supporting Ealing to develop the project since they were appointed as Employer’s Agent, Site Inspectors and Quantity Surveyor back in 2018.

The estate which is located in Hanwell and currently comprises 264 homes is a mixture of two bed maisonettes and three bed flats. Constructed in the 1970s the estate is now in poor condition, with issues of damp and mould, and an outdoor environment which needs improvement.

The new proposed estate will provide over 200 affordable homes that will be a mix of council rent, London Affordable Rent and shared equity properties as part of a wider development with private sale homes, community buildings, a shop and electric charging points for electric vehicles.

Back in 2018 residents voted overwhelmingly in favour of the council’s development plan to rebuild their neighbourhood. The next stage of the project will see a detailed planning application put forward for consultation in the coming months, if successful it is hoped that work will start next year with the Phase One homes being made available to residents in the summer of 2023.

Over 200 new homes at High Lane will be let by the council at rents that are at least 40% less than you would expect to pay for a comparable private rental. All current residents are guaranteed a new home on the rebuilt estate if they want one.

“Our plans to build more and much better-quality homes at High Lane were overwhelmingly approved in a ballot of the estate’s residents in 2018 – the first by a London borough. We look forward to working with John Rowan and Partners to renew the estate.”

You don’t have to go far in Ealing to see evidence of the company’s ability to deliver major regeneration projects, with the ongoing transformation of the Green Man Lane estate just around the corner. Now in its third phase (of five) it will provide around 750 new homes when complete.

John Rowan and Partners also helped to deliver the brand-new St John’s primary school back in 2017, creating a bespoke new school for the children living in and around the Green Man Lane estate.
