Olympic Way, Wembley

Olympic Way, more commonly known as Wembley Way. This landmark mixed use development sits at a prominent junction adjacent to Olympic Way, the main pedestrian route connecting Wembley Station and Stadium.

Commended at the British Home Awards 2014 for Mixed-Use Development, the scheme is the second tallest modular building in London, designed around a central courtyard with a 20 storey residential tower rising from a 7 storey block of housing on the southern boundary. To the west, fronting Olympic Way, is a 12 storey block with retail and a 237 room hotel. A lower 4 storey wing returns along the northern boundary to complete the central courtyard.

The buildings were designed in modules built off site, to be constructed with the Vision Modular System, a volumetric solution that delivers advantages in speed of construction, efficiency of the building fabric and the quality of the finished homes. The manufactured elsewhere modules were then lifted into place on site up to 18 storeys in height where cladding and roof structures were applied.

The client wanted the earliest possible completion date due to pre-agreed sales and lettings. The modular system recommended by us achieved a 6 month saving over masonry / concrete construction. The resulting cost savings in prelims and overheads offset any potential savings that traditional construction would have achieved. The client also incurred lower financing costs due to receiving an earlier income stream. It also had safety and programme benefits during the building stages while providing each home with generous outdoor space and spectacular views of Wembley stadium.

The heating is provided by a communal system led by a biomass boiler to deliver Brent’s emission reduction targets and to comply with the London Plan. Off site manufacturer of structural volumetric modular units fully finished with all fixtures and fittings and decoration completed.
