First homes in Ladderswood Way regeneration project handed over

Once complete the regenerated estate will provide 517 much needed homes for local residents, 1,400 sqm of commercial space, a community centre, 85-bedroom hotel and an energy centre which will provide heating and hot water throughout the new development with the capacity for future expansion within the neighbourhood.

The regeneration of the estate will take place in six stages and is being re-developed by New Ladderswood LLP, a joint venture between One Housing and developer Sherrygreen Homes. We were employed by the New Ladderswood LLP and One Housing Group in 2011 as employer’s agent, cost consultant and site inspector.

Mash Halai, Equity Partner, John Rowan and Partners commented:

“Handing over these first homes is a major step forward for this regeneration project. A great number of challenges have been overcome to get to this point and the regeneration of the area now has great momentum.

“Phase 2 is well underway. Already you get a really strong sense of the positive impact the regeneration will have for the people who live here and the wider community. The estate will bring much needed modern housing, job creation and attract further investment following the completion of the hotel and commercial space.”

Before the recent hand over, Enfield’s housing chief, Councillor Ahmet Oykener visited the Ladderswood site to review progress. Cllr Ahmet Oykener, said:

“Ladderswood is a key regeneration scheme in Enfield which will provide first rate homes for hundreds of residents in a great setting. I’m delighted the first phase of the scheme is due to be completed in the Autumn.

Enfield Council is absolutely committed to improving and increasing the supply of housing in this borough to tackle the current pressure we are experiencing, and this development will play a key role in increasing the amount of housing stock available in Enfield for residents.”
