The Ladderswood Estate Regeneration

The Ladderswood estate redevelopment will provide 517 apartments and family houses for private sale, shared ownership and social rent with associated parking and landscaping. The project includes the design and construction of six commercial units, a community centre and an 80-bedroom hotel. An on-site energy centre will replace the existing district heating system and will provide social, community facilities and private properties with power and heating.

In May 2011, Enfield Council selected Mulalley and Co. Ltd and One Housing Group as their partners to undertake the regeneration of the Ladderswood Way Estate. The scheme is being delivered in 5 phases, under the JCT Design and Build procurement route with phase 1 currently on site. Our role to date includes the management of various stakeholders, the London Borough of Enfield and the potential energy company (ESCO), working with them has led to our involvement with compulsory purchase orders, stopping up and decanting strategies.

We managed a careful and rigorous process with the contractor’s design team to ensure the selection of a CHP Plant and associated equipment. All facets have been explored to ensure the development is comfortable and affordable for the end user. For example, it was considered cost effective and beneficial long-term to place enhanced levels of insulation on the district heating pipework to prevent significant overheating. Another highlight was the development of a procurement tracker for our main contractor, this encouraged early decision-making and was effective when in consultation about specification changes. This also identified the need for mitigation strategies, where materials with significantly long lead in periods could potentially present risk to project completion.

The Ladderswood Estate project is due for completion in 2019.
